What makes a good comparable?
The strongest comparable sales are generally properties that compete in the same market and share important characteristics with the subject property. A nearby sale is not automatically a strong comparable if its property type, size, age, or condition is substantially different.
Location
Prefer sales within the same or a closely related market area.
Property type
Compare similar residential categories and construction styles.
Size & features
Review living area, site size, amenities, and major improvements.
Sale date
Use transactions relevant to the valuation study period.
